Property Description
FORTIS DEVELOPMENTS (Miami) announces its first mixed-use development, 250 WYNWOOD, a live/work condominium building in the heart of Miami’s burgeoning Wynwood Arts District. Located steps from Panther Coffee and the Wynwood Walls, the project is designed by New York Citybased architect Laith Sayigh (formerly of Fosters + Partners, Diller Scofidio + Renfro and Skidmore Owings & Merrill), and is being developed by Fortis co-founders, Bradley R. Carlson and David Polinsky. The mixed-use project consists of two ground floor retail units and nine generously-proportioned one- and two-bedroom condominiums, ranging from 768 to 1,602 square feet and priced from the mid $300,000’s to just over $600,000. There are also two large penthouses, one with nearly 3,000 square feet of interior space and a 2,500 square foot rooftop sky garden. Each unit boasts 10-foot ceilings, floor-to-ceiling glass exteriors, vast, open live/work spaces with 8.5′ deep private balconies, and secured parking. Each unit’s balcony will feature original artwork curated by Wynwood gallerist and Art Basel exhibitor Anthony Spinello of Spinello Projects. “The idea was to create something that blends with the neighborhood’s artistic and cultural context, including such elements as the Wynwood Walls”, explains architect Laith Sayigh.
250 WYNWOOD is your first chance in a decade to own a new condominium in Miami’s Wynwood Arts District, one of the most renowned creative neighborhoods in the United States. This boutique live/work building has only eleven exquisite units and is located steps away from Panther Coffee, the area’s town square. Each unit features 10-foot ceilings with vast open living spaces, floor-to-ceiling windows, and oversized private balconies. 250 Wynwood is designed by New York City architect Laith Sayigh (formerly of Foster + Partners, Diller Scofidio + Renfro and SOM), and features site-specific artwork chosen by Miami gallerist phenom and Art Basel exhibitor Anthony Spinello.

Neighborhood
The Wynwood Arts District is enjoying international notoriety due in part to the immense success of Art Basel Miami, which over the past 12 years has become one of the world’s largest international art shows. The concept of the Wynwood Arts District was spearheaded by urbanist pioneers like the late Tony Goldman, who brought world-famous mural artists, such as Shepard Fairey, Kenny Scharf and Retna, and world class curators, like Jeffrey Deitch, to this previously industrial neighborhood. Today Wynwood is home to over 70 art galleries, retail stores, lounges and restaurants. It has also become a hub for tech companies, including the Knight Foundation-funded Lab Miami and a host of start-ups. The Wynwood Arts District was recently dubbed one of America’s “Hippest Neighborhoods” by Forbes Magazine. “Wynwood is one of the most exciting places on the planet right now,and 250 WYNWOOD is the neighborhood’s first ground-up construction project since 2006. We were determined to set a new standard for the neighborhood by creating a building that elegantly integrates art and architecture” said Polinsky. Carlson and Polinsky are active inthe civic and philanthropic life of New York City and Miami, and recently co-founded Fortis to develop 250 WYNWOOD as the first in a series of art-centric, mixed-used projects in Wynwood and elsewhere.
